As you approach completion, your focus shifts to finishing well – documenting what’s been built, fixing defects, and setting yourself up for easy maintenance.

What you must have in place

  • A practical completion process – walk‑through, defect list, timeframe for rectification and final payment triggers.
  • Confirmation of any final approvals and certificates required before occupation or use.

Your role vs your contractor’s

You inspect, document issues and give your contractor access to fix items. Your contractor rectifies agreed defects, organises final inspections and hands over certificates, manuals and warranties.

Key checks to schedule

  • A room‑by‑room walk‑through in good light. Run taps, test appliances, check doors, windows and paint.
  • For pools, confirm final safety inspection and certification before filling or use.

Keep it on track

  • Keep photos of defects and rectifications.
  • Hold the final payment for after agreed items are completed and mandatory certificates are issued.
  • Set calendar reminders for warranty periods and routine maintenance.

  • If your property sits in flood‑ or storm‑tide‑affected areas, ask for advice on maintenance of drainage, overland‑flow paths and debris management.
  • Coastal homes benefit from a salt‑air maintenance plan – fasteners, hardware and paint systems need periodic checks.

If mandatory inspections have been skipped, or you’re pressured to take early possession without certificates, pause and seek guidance before proceeding.

What to keep

Final inspection and occupancy approvals, certificates (including pool barrier where relevant), warranties, manuals, product data sheets, colour schedules and a dated photo set of the finished work.
